overview

A change in ownership sparked a repositioning of this 32-story, 638,000 SF office tower, built in 1984. The scope of work includes significant updates to common spaces and tenant amenities. An under-utilized 8,000 SF of space on the building’s mechanical level was reclaimed as tenant amenity space, comprised of a lounge with kitchen, conference center and fitness center. The fitness center includes a bouldering wall, yoga studio, locker room and showers.

The building lobby was renovated to enhance circulation and create new co-working space. Millwork wall panels were refinished, a new ceiling element introduced, and elevator lobby walls clad with white glass panels. A new bicycle room and showers were added at the lower level. Typical elevator lobbies and toilet rooms were renovated on tenant levels.
